Eleven questions to ask about supply, standby and distribution before you sign for a facility.

Supply

What is the installed capacity in kVA, and is that the transformer rating or the contracted demand? Is the connection dedicated or shared with neighbouring units? What is the recorded outage history for the feeder over the last twelve months, and can the landlord produce it?

Standby and distribution

What percentage of full operating load does standby actually carry — lighting only, or process load? Who owns the generator, who fuels it, and how is fuel recharged? Is there an automatic transfer switch, and when was it last tested? Is the main distribution board certified within the last year, and is there spare way capacity for your equipment?

Finally: if your load grows 40%, what does the upgrade cost and who pays for it? Get that answer in the lease, not in an email.
