Most buyers find a property first and justify it second. We run it the other way: brief, shortlist, inspect, model the numbers, then negotiate against a walk-away price we agreed with you before the first viewing. You get the comparables, the yield model and the risks in one document, and we sit on your side of the table until the deed is signed.

How it runs

  1. 1

    Brief

    A two-hour session to agree use, budget, timeline, financing structure and the walk-away price. Everything after this is measured against that document.

    Search

    We work our own inventory and the off-market pipeline, then present a shortlist with comparables, not adjectives.

  3. 3

    Diligence

    Title search, boundary walk, structural and services inspection, and a costed schedule of anything the asset needs in the first 24 months.

  4. 4

    Negotiate and close

    We negotiate price and terms, coordinate notary and escrow, and stay on the file until the title is registered in your name.

Questions we get

Do you charge if we walk away?

The brief and search fee is payable regardless; the success fee is only payable on completion. We would rather you walk away from a bad asset than complete on one.

Can you act on properties you are not selling?

Yes. Acquisition advisory is deliberately separate from our own inventory, and we disclose in writing whenever a shortlisted asset is one of ours.
